I staged my awesome listing. I like to call it the Cottanch: Cottage + Ranch. I call it that because the feature that stands out the most are the hardwood floors that have a perfect patina look, and give a rustic vibe to the interior. My goal, as always is to show the highest potential for any space and bring out the personality.

As you enter the Cottanch, you find yourself in a fantastic heated and cooled sunroom that I turned into a valuable drop-zone, desk-area combo. I used a comfy bench-hat rack and a vintage high top desk that has a lot of horizontal space for mail, reminder notes, and homework for the next day. The 2nd heated and cooled sun room is off the kitchen and houses the washer and dryer. Opted to put a more casual and vintage kitchen table and chairs. It looks so cute and uses the space to the max.

The living room has doorways, hallways, and a large picture window – oh my. When I have a lot of elements to work around in a room, I float the couch. I used a low-line couch so it could go partially in front of the picture window without blocking the view. I maximized the wall space and length of the room by floating the couch, and was able to use an awesome bookshelf behind it. This room turned out amazing and couldn’t believe how spacious it appeared.

My Cottanch listing/stage turned out awesome. Would love to hear about your staging challenges and successes.
